Flip - 2 - Hold - Creative Buying Strategy
The FLIP - 2 - HOLD has been created in response to a softening resale
home owner residential market in East Hamilton. Simply put, while one
investor wants to take more risk and be in and out of a property with
in 6 months, another investor may want the long term gain on the
property. As such, investor 2 buys out investor 1. Since the property
is completely renovated, rented, and financed, this is one of the
simplest forms of arm-chair passive investing we have. In fact, is has
been created specifically to fit the needs of many of our investor's
divers goals. |

STEP 1: Buy a property in distress, renovate, list on market. If
the property does not move quickly, bring in a tenant, refinance, and look
for a long term investor to buy the first investor out.
Parties Involved: Joint Venture Partner #1, Bridge Financier, Mark and
Carol
STEP 2: Once the property is rented, refinanced, we seek out a new
investor to purchase the equity share of the property. We also present the
2nd mortgage opportunity to potential investor / lenders.
Parties Involved: Joint Venture Partner #2, RRSP 2nd Mortgage holder,
Tenant, Mark and Carol.
